Despite the nickname, it isn&#8217;t technically an exemption; it&#8217;s a special-use valuation, and the distinction matters, especially for heirs who inherit rural land.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Here&#8217;s how it works in general terms. Normally, property is taxed based on its market value. But qualifying agricultural land can be taxed instead on its productive agricultural value, which is usually far lower. To qualify, the land generally must be devoted to a genuine agricultural use, such as raising crops or livestock, and the owner applies for the valuation through the county appraisal district. Because it can reduce the taxable value so much, it&#8217;s a major reason family ranch and farm land often carries surprisingly low taxes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The catch for heirs is that this favorable valuation depends on continued qualifying use and proper filing. If the land stops being used agriculturally, or the heirs don&#8217;t maintain the valuation after an owner dies, the special valuation can be lost, and the taxes can rise toward market value. There&#8217;s also a feature called a rollback or change-of-use tax, which can recapture some of the tax savings from prior years when land comes out of agricultural use. That can create an unexpected bill on top of the higher ongoing taxes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For heirs of farm or ranch land, the takeaway is to understand the valuation&#8217;s status before assuming anything. Ask the appraisal district whether an agricultural valuation is in place, what&#8217;s required to keep it, and whether any rollback could apply. This affects both the current tax picture and the keep-or-sell decision, since losing the valuation can change the economics of the land considerably.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>A couple of quick questions:<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>Is the &#8220;ag exemption&#8221; really an exemption?<\/em> Not technically. It&#8217;s a special-use valuation that taxes qualifying farm or ranch land on its agricultural productivity rather than market value, which usually means much lower taxes, but it works differently from an exemption.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>Can we lose the ag valuation after inheriting the land?<\/em> Yes, if the qualifying use stops or the valuation isn&#8217;t maintained.
