Maybe a relative mentioned unpaid taxes, maybe mail has been going to an old address, or maybe you just want to get ahead of a problem before it surprises you. The reassuring news is that this kind of information is largely public, and you can check on it yourself.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A good place to start is the county tax records. The county tax assessor-collector and the appraisal district both keep records tied to each property, and these will generally show the assessed value and whether taxes are current or delinquent. Many counties make this searchable online by owner name or property address, and the tax office will also answer questions by phone. If taxes are delinquent, that&#8217;s the early warning sign that a lawsuit could follow, so it&#8217;s worth knowing where things stand.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To check for an actual lawsuit, the county district clerk is the office to look to. The district clerk maintains the records for civil cases, including delinquent property tax suits, and those records are generally public. You can often search by the property owner&#8217;s name or look up a specific case, and clerk staff can point you to how their particular system works. If a tax suit has been filed, this is where it shows up, along with the parties named and the case status.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you do find something, don&#8217;t panic, but don&#8217;t sit on it either. Knowing early is an advantage. From there you can read the documents carefully, talk with an attorney about responding if you want to keep the property, contact the taxing authority about the balance, or, if it&#8217;s an inherited interest you&#8217;d rather not hold, look into selling your share. The whole point of checking is to give yourself time and choices, which is exactly what you lose by waiting until papers arrive at the door.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>A couple of questions we hear a lot:<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>Can I look this up without hiring anyone?<\/em> Yes. Tax status is available through the county tax office and appraisal district, and civil case records are kept by the district clerk, generally available to the public. You can do a lot of this research yourself.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>What if I find out taxes are owed but no suit has been filed yet?<\/em> That&#8217;s actually a good position to be in, because you have time.
