The lawsuit is one headache. But behind it is a whole property you have no interest in dealing with: maybe a run-down house, a piece of land in the middle of nowhere, something hours away, or just one more responsibility you never signed up for. The idea of fixing it, maintaining it, visiting it, figuring out what to do with it, or paying its bills makes you want to close the envelope and pretend you never saw it.

That feeling is completely valid, and you should know you don’t actually have to take any of that on. People often assume that being named over a property means they’re now stuck managing it, cleaning it up, or babysitting it through some long process. You’re not. The property doesn’t need to become your project. Your only real connection to it is a share that passed to you, and you can let that go.

When you sell the interest you inherited, the property and everything that comes with it stops being your concern. You don’t have to set foot on it, hire anyone to work on it, deal with its condition, or worry about its taxes. Whoever buys your share takes on all of that. You’re handing off the property along with the headache, not signing up for more of it.

That’s exactly what we’re here for. We take properties that people don’t want to deal with, in whatever shape they’re in, and we take on the taxes and the legal mess too. You don’t fix anything, clean anything, or manage anything. No cost to you. You just get your name off the lawsuit and the whole property out of your life.

A couple of quick questions:

Do I have to clean up or repair the property before getting out? No. You don’t have to fix, clean, or do anything to the property. It can be sold as-is, and the buyer takes on its condition along with the taxes.

What if the property is far away or I’ve never even seen it? That’s fine and very common. You don’t need to visit it or know it well. You can sell your inherited share without ever dealing with the property in person.
